How do you market and sell your land development projects to attract buyers and investors?

Land development in my opinion requires a 30,000 foot view understanding of the market. Way before a good site can be acquired. I’ve seen a great site on paper go dark for a national brand. If only they had the right consultation, a quarter mile up the road would have made the difference in the success of the location. I’ve told clients, buy this land, you will have an offer from National AAA user in no less then 90 days. Even after National AAA told me they selected a site, they have the no interest in the site. I got the offer from National AAA as almost predicted to the day. Market Knowledge needs to be understood as a tenet of Land Development. As project failure is a detriment to the investor but more importantly the community.

This can include residential, commercial, industrial, or mixed-use developments. The goal is often to increase the value of the land for resale or to lease developed properties.

Land speculation involves purchasing land with the expectation that it will increase in value over time, often without any intention of developing it. Speculators might buy land in areas anticipated to grow rapidly or benefit from future developments like new infrastructure projects. The risk is higher, as the value could also decrease based on local developments or economic conditions.

Strategic Partnerships can be a key factor in succeeding with land development projects. Researching, identifying and selecting a qualified partner can both save time and fast track the process of attracting the right buyer prospects. For example: a custom builder that has home designs that align with the project profile. This accelerates "time to market" with packages that give buyers clarity on the end product. Strategic Partnerships can also allow for distributing the risk associated with holding costs, etc.

In my experience I feel getting a zoning analysis helps a potential buyer/investor understand what can be built on the site. If the zoning allows multiple types of uses, the highest and best use of the land will maximize profit, but there may be some other unique opportunities to highlight as well. Renderings or plans are also helpful for visualization. In the end, these tools will help to convey value and support the price of the offering.
