Deadlines, individual project timelines and budget overruns are all implicitly interconnected; when a deadline is missed it can have critical path implications on the overall programme and project timeline; and that too can affect the cost. Consider a recent experience whereby a critical cost account was underestimated by the previous incumbent consultant. The project stakeholders then had to gain alternative quotes and reconsider. This delayed the tender acceptance and therefore will inevitably delay the practical completion date. Engaging a QS or estimator with experience specific to your niche can avoid this problem

1. Price the variation to determine increased costs to project budget. 2. Insert the variation task/s into the Constuction programme where the extra work takes place. This will determine whether the extra work affects the critical path and adds to the overall construction programme. If it does, it will also increase the Preliminary and General costs for the project. You will also see how much extra time is added to the project. If you cannot afford to run over the completion date, increase your resources to complete the variation in tandem with contract scope if works. There may be acceleration costs you can claim due to increased costs for acceleration.

Always carry out a pre-contract Design/Risk Assessment and review that against the initial Feasibility Study. Once that is done the identification of potential risks are highlighted, once that is done , then take the opportunity to design those risks out. Where possible, ask the questions, can we change materials, is the location correct, do we have the right terms etc. Finally if this have been completed then we can set aside contingency funds in the main budget and move to the next stage. We need to remember Risk Management identify issues, Programming and Planning will manage those issues to reduce or eliminate delays and extension of time.
