Communication is key, no matter what position or organization. I firmly believe in continuous 360-degree feedback, which allows for open lines of communication between employees and management. Also, words of encouragement are very important, especially with the younger workforce. It doesn't cost anything to say 'thank you' or 'good job' but that can go a long way.

Communication is the foundation for any successful FM operation and the most important. The rapidly changing landscape makes that so. As a leader, we need to effectively communicate to facilities personnel the impact of what they do. Most see it has a means to an end, but finding purpose makes a successful employee and leader in FM.

Communication is a key factor to keep your staff engaged. In 1990 I took advantage of a local law to implement a breakfast system: every staff member who got to be at the meeting room before 7:45a.m., in uniform and ready to go would get a breakfast - coffee, milk, bread, and butter. I used those 15 minutes before 8:00a.m. to talk about the priorities of the day, discuss with the crew the best approach for those tasks, and check with the foreman to make sure we had all necessary in hands. With this system I got a huge reduction of the absenteeism and no turnover in more than ten years.

A FM shall always look for technical/vocational training opportunities for his crew. Many fabricants offer opportunities to train your staff on how to install and maintain their products such as appliances, pumps, filters, machinery in general, or even basic stuff like piping, wiring, electric panels and switches, etc. I used to have in my crew cross-trained staff members who were able to deal with all sort of maintenance tasks on several trades.

Some years back I came across the concept of inverted management. Initially I was uncomfortable to give it a go in fear of losing the position of leading. When I learnt to appreciate that the burden of leadership can be shared by effectively using the ideas from the team for the benefit of the team and organisation, people felt motivated and engaged and appreciated how approachable one was and appreciated being heard. One has to ensure that everything is aligned to the strategic direction of the function and organisation.
