For property management walk-throughs, start as you mean to go forward, with the goal of a positive, mutual conclusion. Take pictures prior to occupancy and have the new Tenant do so also and give you a copy for your files (I provide flash drives that remain in their file). Give time - I offer two weeks, after occupancy for the Tenant to get settled and make a list of anything that is not up to snuff. Repair or attend to those items immediately and have them signed off. Then when you conduct the final walk-through, you have written and visual evidence of the original condition.

2 Be reasonable and flexible

The final walk-through is not a time to renegotiate the deal or make new demands. It's a time to confirm that the seller has fulfilled their obligations and that the property is in the same or better condition than when you made the offer. If you find minor issues, such as a missing light bulb or a small stain on the carpet, don't make a big fuss about it. You can either fix it yourself or ask the seller to reimburse you for the cost. However, if you find major problems, such as a leaky roof, a broken furnace, or a damaged wall, you have the right to request that the seller repair them, reduce the price, or give you a credit at closing. The examples in this paragraph should be discovered well before the final walk through. Having a contract that allows a professional home inspection avoids discovering these things at the final walk through. A sales contract can be contingent on home inspection with the right to negotiate or back out. The home inspection can also be for informational purposes only. In which case there is no right to negotiate.
