I stick with YouTube or start there first. I'm a one-woman show, I can't be everywhere at once. Just remember, no one will out beat Google / YouTube, even if they try Google / YouTube will out win them so just stay on the BEST platform as your main priority. If you want to remain online for a long time, create long-form content so again, another reason to stick to YouTube. People go there to LEARN and gather information so if you are teaching folks about real estate, property management, investing, mortgage loans, etc that's where they will first go, not TikTok or Instagram where those are mostly for entertainment.

The mortgage industry is very strict on rewarding and incentivizing for referrals. I would remove that language as it’s a slippery slope

I recommend at least 3 marketing channels for Loan Officers to build the most stable business. The 3 we are using right now are live Realtor events to attract new referral partners, consumer direct social media ads to generate exclusive mortgage leads we can share with our partners, and retargeting ads that follow people around to create more know, like and trust.
