After location, location, location, I say, comes parking (parking, parking??). The trend lately has been for municipalities to accept fewer parking spaces than in the past, often in an effort to achieve more green space. Be sure to understand the parking & delivery needs of the possible & intended uses for the site. I can think of nothing more frustrating than to build a new development and not have sufficient parking!

At this point it's always useful to set a walking distance radius (200 to 500 meters) and list all the activities in it to evaluate how can they relate to the project and if they can affect the program. With an estimate of the value of the land in the area and the potential cost of development and construction of the project, it would be necessary to evaluate whether, with a rental value determined by the market (or mortgage in the case of products for sale and not rental) the potential occupant (based on demographic data) could rent or buy there. This data is essential to know if it is time to develop or not the land.
