In my experience, the value of a green building certification comes from reviewing and learning. Green Building Certifications should be managed as a circular system, gaining a rating or certificate, reviewing gaps, implementing improvements, and certifying an improved asset. This then shows investors and customers that you are truly committed to sustainable development

Lets face it, most commercial real estate owners are focused on the ROI and not looking at this from a sustainability or environmental vantage point. Therefore, it is important to "talk their language" and discuss the financial benefits that come from green certifications, energy/water reduction projects, and potential renewable generation installations. The risk tolerance or payback period that gets them interested may vary, but the bottom line is that if make the financial case for implementation, you have a better chance than making an environmental case for this crowd.
