Try to sign up for minimum tenure of lease term which will offer flexibility to downsize or rightsize depending on the requirement. One can go for a plug & play options (fitouts already ready) which gives a flexibility of offering zero lockin as Landlord must have already invested in the fitouts for someone else. Offering zero or minimum lockin even with higher tenure of lease would give flexibility to relocate or downsize.
