More than ever, tenants look for attractive and modern office products. As of today, and compared to buildings with no service offering, buildings with an assorted offering of ground floor services are typically considered more attractive to tenants. It is clear to see that electric scooters and bikes are not only becoming one such service, but an integral part of modern transportation ecosystems as smart, flexible, safe, and wellbeing-centric transportation is increasingly sought-after by tenants of commercial real estate and residents alike.

Part 2: In many ways, buildings could become more attractive as tenants and visitors have e-mobility options to rely on for quick, flexible, and hassle-free commutes. Subsequently mass transit routes to and from the neighborhoods in question could become more enjoyable for long-distance commuters as short and mid-distance commuters opt for e-mobility options. Foot-traffic to in-house coffee shops, restaurants and entertainment/experience providers could increase as users of e-mobility services are incentivized by discounted rates to park properly in designated parking areas. This could also reduce wrongfully parked vehicles and consecutively reduce accidents and improve citizens’ sentiment towards sustainable travel.

I would add that two of the biggest societal incentives that we have are financial and competitive. Whenever possible, consider adding these to the mix with tenants, owners, commercial centers, sectors, and communities. At every level, I feel that we would do more and develop more efficiencies if we see that we're beating our peers or have an advantage at whatever metrics are being utilized.
