Managing clients is as much an art as it is a process that requires ongoing efforts to maintain. More often than not, a single client can already prove to be very challenging to work with, so imagine what it is like if this is multiplied manifold when a Facility Manager has to deal with hundreds or even thousands of building owners and occupants who make up the clients in a development. As a Facility Manager, mastering the art of client management is a prerequisite to having satisfied clients. It does not matter if we feel that we are doing a good job if the client does not share the same sentiment about our work performance. When it comes to managing our clients, we have to ask ourselves, “Is the client satisfied?”

Customer centric is always necessary but not always practical. The approach would also need to assume the end goal is also a common shared value with the ‘end user’. Accommodations to final details and end user experience should always be a consideration since they tend to be the principal factors of the building’s function it would only make sense. The issue lies not with a closed minded approach in FM but potentially with designers/engineers/architects to recreate products that currently could be outdated modes of design to suit better functionality. FM can play a part since they tend to be involved in the running into its life with the maintenance/management and therefore will have a detailed history on what’s working and whats not.

In an typical office environment in pre-pandemic world was a 5 day work routine which has now moved to Hybrid Regime; which has further strengthened the need for better integration of Office Services with Business. In any Technology organisation, first comes the PEOPLE Cost & then ~20%> is Facilities Expenses Head i.e. better collaboration with the Stakeholders meaning tighter control on expenses, better predictability of costs, long term view of deployed assets and resource's with the FM org. I think for various sectors to adapt to a defined FM strategy, it is key that various sectors need to be outward looking and considering FM & Real Estate to be a core support function within their business. Various sectors then need to think about how to attract right talent at right level to help bring in knowledge and experience of someone who has worked in multiple sectors on integration of FM strategies within overall Business strategy. Outsourcing is one option but unsure if an outsourced provider can have make any significant impact that an internal resource can have or even a competent and experienced indepndent consultant can have on shaping the FM, the Business. Lastly, analysing the FM related Data and acting on it is key.
