    I've probably done more than 500 Q&As in my career and this was my first time being on the A side in a published format! It was great to discuss my venture Ghigliotty & Co. and my philosophies on fact-based content marketing more than 3 years into running my own content shop in Queens, New York (and occasionally from Japan). This was also a healthy reminder that I need to post more content on my company page.     With the Federal Reserve poised to lower interest rates in the second half of the year (as conservative as those rate cuts may be) new opportunities to build and renovate multifamily housing around the country will arise. A key thing for investors to watch in 2024 is how the latest data technologies, including generative AI, factor into rental housing creation. #multifamily #housing #technology

    I’ve been deep in HUD and FHA multifamily data for a client and can see a dozen unreported stories already. There is still so much untapped potential to create more rental housing around the country with insured financing for developers who have the right experience and equity backing. As everyone knows, construction, insurance, debt, land, and other costs have gone up substantially, which makes it harder for a lot of investors in 2024. At the same time, markets with favorable cap rates and gross yields in the Midwest, Sunbelt, and other regions are plentiful and there are clear opportunities to build more affordable, moderate-income, and market-rate housing in virtually all states. A big question on my mind is whether the latest data technologies, including generative AI, will lead to better multifamily analysis and more housing creation in the markets where demand is growing and there is a clear need for more apartments.     I imagine there's not much of a difference between having an institutional real estate giant like Related Companies and a major Wall Street firm like Cerberus Capital Management (albeit not the most comforting name) as a landlord. Let's not forget that Blackstone has been buying U.S. rental apartments for years and now owns more than 100,000 multifamily units. Regardless of ownership status, the only way to bring down housing prices is to increase supply. Investment and financing have to pencil out for housing markets to stabilize and if everyone blames interest rates nothing changes. Tenant protections can’t be overlooked in 2024 and HUD and the agencies can still do more to address today's many financing conundrums. But if the public sector can't move the needle on affordability, the private sector will do it at a cost. On the homebuying side, firms like Pacaso are taking innovative steps with shared ownership. We still need to see more affordability solutions on the multifamily side. #housingmarket #affordablility #newsolutions
