Well, I think the phrasing here is off. There are graphic SOFTWARE and game ENGINES. Software, (Blender, 3DSMax, Zbrush, Cinema 4D, etc) allows you to create and render images. You can create & render content thanks to RENDERERS inside them. They are eg: Redshift, Octane, Corona, V-Ray, Cycles, depends on the SOFTWARE. ENGINES, are Unreal, Unity, Cryengine and many others, often exclusive for titles ( Such as RAGE—GTA5, REDengine—Cyberpunk 2077) The difference is that SOFTWARES are for producing "fixed" content — Renders, Animations, Simulations etc. To make them playable, you need ENGINE and different workflow inside SOFTWARE Sorry if this is too obvious. I just thought that this needs clarification for people to contribute :)

The market was almost always divided between Unity and Unreal Engine. The tendency was — Unity was used for 2D Games, often Platformers, and Unreal was great for 3D Games ( FPP, TPP ) I am a big Unreal Fan. Even created VR Experience myself. Lately, In my opinion they crushed competition by introducing eg. Nanite virtualized geometry, which reduced restrictions in polycount and brought us even closer to the big question: Are we living in simulation? :>
