One helpful thing when looking a acquiring a deal with the intent to manage multiple tenets is to consider when the leases expire. We took down a deal where 2/3 of them were stacked inside a 60 day window and if occupancy drops below 90% most bridge lenders will halt discretionary funds which can impede your value add plan. Stack your leases evenly so you never have this issue post close!
