La mejor forma de evitar sobrecostos en la obra es definir al detalle todo en el proyecto. Con todo bien definido la constructora tendrá claro lo que tiene que presupuestar. Si los cambios de dise?o se dan por imprevistos de obra sigo unos pasos para minimizar los efectos sobre el presupuesto. 1. Estudio exhaustivo de las partidas afectadas a fin de analizar si los sobrecostes pueden solventarse con excesos de medición de otras partidas o puede solventarse de forma que no suponga un incremento del presupuesto. 2. Estudio de cambios mínimos en otras partidas para absorber el sobrecoste. 3. Negociación con la constructora del precio del sobrecoste a fin de que el presupuesto no se desvíe al final de la obra más de un 5% total.

Por un lado mantenemos actualizado un documento interno de las modificaciones que se vayan a realizar junto a una estimación de costes. Este documento tiene como objetivo tener una simulación del total de la obra, para controlar que no hay desviaciones. Por otro lado tenemos actualizado el documento de presupuesto de la constructora en el que se va viendo de forma parcial el presupuesto real que se va ejecutando.
