I’m amazed at how behind some people can be. Choosing to keep doing what you’re doing rather than learning everything you can, every day, is keeping you down. Even if you’re a top producer in your market, you can do better. I know people who still use actual Rolodexes as CRMs, or people that refuse to learn Excel. They’ve never had to do it in the past, so why now? You’re going to get eclipsed by people that choose to learn more.

Life and investing is complicated and it’s generally more “both and” than “either or”. And so while I support continuous learning and adaptation to changing conditions, I also believe in the value of time tested fundamental investing principles. So one needs to be careful chasing “the next greatest thing” for fear of abandoning concepts that have stood the test of time. Not sure how best to express this notion but perhaps this will suffice. There is strategy and there is tactics. Strategy is more about concepts and overarching principles. My investing approach is stable. I don’t change when the wind changes direction. I stick with the fundamentals one of which is fixed rate debt. I change tactics but not overall strategy and approach.

Networking, negotiation, and sales skills are enhanced through meaningful relationships that support achieving mutual goals. In the beginning, be willing to conversate with anybody in the industry. They could make an amazing connection!

Aspect of building & maintaining relationships (clients, investors, developers, community) is vital. The human element is key to successfully navigating the industry! And ofcourse achieving mutually beneficial outcomes.My skills are inherently aligned with this. Sales: It’s not just about transactions; it’s about understanding needs & aspirations. Tailor approach to match unique goals. Personal touch & nononsense approach is essential. Negotiation: Clear communication, & ability to understand different perspectives. Where deals often involve complexity & significant investments! Networking: Relationships are doors to new opportunities & resources. My dad was a pastor and civil rights leader. We were raised to care about the community and to lean in when a crisis occurs. The challenge was that we had little money and lived in tough areas. This shaped me in two major ways. First, I wanted to be involved in investments and second, I wanted to be active in caring for my community.
