Find the best in the industry and find a way to get on their team. I was a leasing agent at The Trammell Crow Company and wanted to transition into investment sales. The current IS brokers in my office were not exactly encouraging but then Whitney Knoll, of one the best IS brokers in the US, started in our Atlanta office. Here is the deal, I pursued him hard. I sent him leads, I referred him business. I invited him to events and connected him with some of my most important contacts. I told Whit that I wanted to be on his team and wanted to prove that I could make an impact. He would later say that I just wore him down. It worked and the rest is history. Build your network and team. One aspect of networking many agents don't think about is to connect with service providers that can REFER you business. This includes business attorneys, CPAs, Qualified 1031 Intermediaries, lenders, etc... Often overlooked as most people try to network with those that can give them direct business. But consider your network as a force multiplier, those in your network should hopefully be thinking of referring other to you as well!

Find which part of the industry excites you and focus there-otherwise it will be miserable crunching numbers! Appraisals are a great resource to start and if you can do as many internships in different property types to find your niche! I started my career in self storage and dabbled in office, retail and my favorite multifamily. Took me 12 years to find that's where I shine most bc I kept trying to be good at something I just wasn't. Be honest with yourself and your skill set. Not everything can be taught!
