Are there sustainability targets to consider? Lack of Research: Data is king in corporate real estate. Involve your team in thorough market research to understand rental rates, comparable properties, and potential concessions.

Recently, I observed that despite regular meetings & emails, we were not making much progress. It became clear that our communication was not the problem but rather the lack of clarity & pertinence in what we shared. To address this issue, I decided to simplify our communication by focusing on precise message delivery while ensuring alignment with our vision & objectives during all interactions. First thing I did was cancel the weekly team meeting & opt for 1 on 1s. I also implemented a dashboard where we post only relevant information for the current phase. This change had an incredible impact - responsiveness & communication levels rose siginificantly. Transparency & relaxed environment make work much easier & teams much more productive!

CRE & FM are constantly evolving functions within a organisation when i say that its a evident progression over the last two decades viz. Administration->Facilities->CRE->Workplace->Sustainability. CRE Leader primary Goal has to be DEVELOPMENT & EMPOWERMENT of its immediate TEAM. Identify & document individual team member traits, check their interests, identify short term Goals & long term plan for each of them. Communicate, Collaborate and Coach and empower them to take Ownership. Its important to have TOLL GATE Reviews to monitor progress, provide feedback and tweak plans if needed. Importantly, individual should not lose focus on current tasks in hand.

Ignoring Lease Details: Leases are complex documents. Train your team to understand key terms like rent escalation clauses, operating expenses, and renewal options. Budgeting Shortfalls: Don't underestimate the total cost of occupancy. Factor in property taxes, maintenance, insurance, and potential renovation costs.
