for myself the Step # 1 is “Educating Staff and Stakeholders” The journey to cost reduction in an office building begins with education. It's crucial to foster a culture of energy awareness and conservation among all building occupants, including management, employees, and maintenance staff. Incorporate energy conservation into your company's policy, encouraging staff to adopt practices that reduce waste. Regular communication through emails, posters, and meetings can keep energy saving at the forefront of everyone’s mind. Recognizing and rewarding departments or individuals who make significant contributions to energy saving can further incentivize participation.

Focuses efforts on good conductive and preventive maintenance. You will save on current OPEX and future CAPEX, and most importantly, you will stop chasing emergencies and start planning your work.

Regular maintenance is crucial for keeping equipment and systems running efficiently. Clean filters, well-maintained HVAC systems, and properly calibrated equipment operate more efficiently, consuming less energy while providing the desired level of comfort.

Do the simple stuff 1st then allow the building to settle after each change. Calibrate at least all primary sensors. Ensure the sensor placement suits the intended application. Ensure setpoint are within the required range and comfort policy. Ensure occupancy times reflect the actual occupancy times, let the building controls do its job regarding optimum start / stop.

Analysis of the building spaces to determine the rate of decay can help to determine whether you need to tune your morning boost & optimum start/stop algorithms in order to get the space back to set-point in the most optimal time & energy. This is a subject that has taken me many years to understand & perfect as not every building will behave the same. Spend time looking at the building temperature profiles & don’t rush into making too many changes at once. Make a small change & then allow the controls to settle over a few days before repeating the process. One of the biggest mistakes I’ve experienced is that 95% of the time the building engineer is not given the correct access to the EMS to modify the energy use! The building engineer always knows where you can save but if he doesn’t have access there’s nothing he can do except call the installer and pay that service call to change something that will more than likely need to be changed again.
