Although an in-person conversation or phone call can be more effective in understanding the situation (and avoid simple misunderstandings), I like to also communicate in writing (email or even a text message) so that we have our conversation documented to be referenced in the future.

Once upon a time, when I was young and naive, I walked into a tenants apartment for the annual Rental Inspection and their large dog almost took a bite out of my leg. The bruise was ugly. Be careful out there property managers!
