Chose the Quality that complies with the specifications. Chose the Cost if it is within the tender price. But the most important factor is "When will it be delivered?"

From the start of a project I have created budgets based on the original specifications, inflation and quotes. The reality is that newer options and circumstances arise allowing for additional, or lesser, choices. I set up choices for the client and architect in a fluid manner that eliminates or mitigates bias.

Capacity of suppliers including delivery in compliance to the required delivery schedule, past track records, list of clients served and also financial capabilities and professionalism need to be scrutinized adequately

I choose two or three of my trusted suppliers, invite the professional team to add their trusted suppliers and issue them a Bill of specifications for normal use and for long term, low maintenance, uses. A delivery spec and expected contract term.

The reliability of your suppliers is just as important as the materials themselves. Look at supplier reputations, delivery timelines, and after-sales support. A trustworthy supplier can offer better quality control and consistent supply, which might justify spending a bit more.

Considero que no debería se un problema en la fase constructiva de un proyecto, pues todos estos datos deben estar establecidos en el alcance del proyecto y su planificación. Considero que sí se debe realizar una comparación entre precios, pero luego de haber filtrado a los únicos productos que cumplen con la calidad esperada en la definición inicial del proyecto

Every bankable feasibility I prepare and issue includes 3yr upgrades (diners), 7yr common spaces upgrades, 12yr refurbs, 20-25yr full interior refit and 40-50yr modernisation considerations. You don't use expensive porcelain and leather in a ceramic/vinyl/Formica throw away 3 year cycle. Lawyers chambers expect their kit to look good in 25yrs and no compromise to security or operations.

Materials used needs to have zero or minimum maintenance requirements B. Durability of materials used should be high C. Wear and tear, weathering effects of materials shall be minimum D. Materials shall be cost effective in the long-term context.

Design for flexibility of purpose. Firstly a change of purpose and secondly the physical and aesthetically durability of all trades.

Set the budgets as part of the original pricing process against the corresponding original owner and designer desires and quality requirements.
