You want to get promoted in Real Estate. What’s the first step?

I was 33 and at 6:15PM, I answered my office line, and a guy 15 years older - different company - said a nearby building was on fire. The next morning at 7:45AM I was in that same lobby. Me (in a suit and tie): "Who's in charge here?" [The Lobby is still soaked, police and firemen were there, and others in suits all look at me.] Then that crowd of people looked to a woman... I walk up to her, hand her my marketing material for a bldg. 1 mile away, and say, "We heard about your fire. We have an empty building down the street and we could offer it to you." Very relieved she says, "Perfect. We need it. We will look at it at 1PM." That rent saved my client from losing their building. Hundreds of stories like that. Get in the game. Press on!

You have to move away from a mindset of "working hard" and shift to a mindset of working smart with conviction. The process: 1) know your value-adds- what you bring into the rooms 2) Build Your Net-WORK & Net-WORTH: Connect with people- genuinely care and connect with people. Share what you know, listen to what you don't know and unlearn the things you think you know 3) Step-In and Step-Up- don't be afraid to ask, listen and speak. 4) Try. learn to think critically. Be honest. Embrace patience and lead with curiosity to learn, unlearn and relearn 5) Read. Educate yourself on the market and communities in which you share space. 6) Have fun and know that the possibilities of success are limitless if you OWN your skills and values

My perspective is in the corporate environment. I was VP of Fannie and Freddie’s REO departments. Add value. How are your actions contributing to the goals of the organization? Take a job nobody wants and ace it. Consider strategic moves between companies. Get 30% more and a promotion.

Get a license, educate yourself on the market, ask to help veterans with their task, become the expert, know the customer's needs, and be humble!

Cooperate and Coordinate. Be low cost. Offer high value. Reciprocate. Follow up and through. Be an offer of help. Give and Give More.

To advance in real estate should be no different to many other fields: - become the master of your work through constant hard work and dedication - after you have mastered your skills, understand how your company operates on all levels, and then how your wider industry operates (and the issues, challenges, economics, opportunities, potential for forward thinking and change) - network with senior people internally and externally and become known as a likeable and knowledgeable person - become the person that people can rely on - sweat the small stuff first - success is the totality of all the tiny points, you can never be too general about anything - behave like the person who is in the position that you want to be promoted to

D'après mon expérience, la qualité de votre CV est essentiel. Il faut en mettre assez mais pas trop non plus. Il est important de faire figurer les missions réalisées ainsi que les projets les plus marquants (vos plus belles réussites par exemple ou les projets les plus complexes). Il faut détailler ses missions et son r?le sans surcharger d'informations afin que le CV soit facilement lisible et compréhensible par le recruteur. Il est important de mettre un titre à son CV en fonction du poste visé et de l'adapter encore en fonction du poste visé. Concernant la formation, il n'est pas nécessaire de remonter depuis le Lycée ;-) ( pas besoin d'indiquer votre Bac si vous avez un dipl?me supérieur par exemple).

I think real estate promotions will always depend on success of closing deals. This can only happen through networking. Since the real world is now replaced with the digital world it is much easier to gain visibility. However I feel the best source of business was and will always be referrals

You can never stop meeting people. And I don’t t mean surface/casual relationships. I mean really work at getting to know people. Learn as much about them as you can. Be a great friend to lots of people and you’ll never have to “prospect” again.

Don’t worry about being the smartest guy/gal in the room. Be knowledgeable, creative, dedicated and hard working. Read everything you can. Dedicate time daily to improving the scope and breadth of knowledge. Most importantly, love what you do and seek to add value.

I just wrote a post here on this: Eventually, people will want to raise capital to invest in these assets at some point in their careers, as sell-side investment professionals and brokers will not want their legacy to be defined by their last sale. Therefore, it's critical to learn how to sell the deal and acquire skill sets that can be layered on top of their other well-honed skills. Spreadsheets don’t sell real estate; they merely attempt to legitimize the investment with numbers, which often only serve to confuse people. Only those professionals who can communicate clearly and empathize with their investors and limited partners (LPs) will thrive while the industry undergoes this once-in-a-generation recalibration.

Sadly, for companies of more than 50 people, the importance of tangible metrics is accelerating far faster than the importance of intangible qualities like a person's or a company's reputation and honesty. Once you have taken a job, COMMIT to it and you will know right away if this is the right place for your skills and expertise, without which, nothing happens (lest we forget).

This falls partly into each of the categories above but do yourself a HUGE favor and join a professional association. Personally, I am an active member of CoreNet Global and IFMA. There’s also CCIM, NAIOP, BOMA, ULI, IAMC and many other real estate-related organizations that will help you advance your career through networking, professional development, skills training, etc. But don’t just be a joiner…you need to be an active participant and a contributor. Write articles, teach classes, join committees, volunteer for programs. The more you put into these organization, the better and more rewarding your career trajectory will be.

From my experience, besides everything has been commented, the most important thing is DO YOUR JOB. Meaning, be great on your job, do the best for your clients and for your company, be emphatic, have good results and everything will come at the time.

Anybody can be promoted but how successful and you will remain it is up to your Attitude, integrity, and modesty before skills and experience.
