What's your tenant screening checklist?

In Dubai screening is not very common. In such an environment screening questions related to finances put-off potential tenants as they consider it awkward to reveal personal information. There are excellent tools such as Etihad Credit Bureau report, Tenant Good Conduct Certificate and Dubai Police Good Conduct Certificate. A good way to encourage screening is to give discounts on provision of these certificates.

As an owner pre-screening helps you alot to save time and choose the best tenant. But from tenant's point of view, it's quiet difficult as not all people will ready to share this much information. So to balance we can set less number of questions but only important ones and also take care that this screening will not hamper their privacy.

Start from the first exchange. Better to speak to them over the phone if possible. People tell you who they are in phone calls, emails and texts.

The 5 main areas we look at in terms of rental screening include: Credit history – Does the applicant have a history of making on-time payments? Criminal history – We want to make sure we’re not placing someone who will be a danger to other people in the community or those in the same building. Eviction history – Someone who has recently been evicted is likely not going to be a good resident. Rental history – We talk to the applicant’s current and previous landlord and get confirmation that they were indeed a good tenant, paid their rent on time, didn’t leave with a big balance, or damage the property in any significant way. Income – We verify income by looking at pay stubs and bank statements.

All correct...for residential applicants. Law relating to residential is very different to contract law which is relevant to commercial leases.

They say in real estate investing "you make your money on the purchase" ; in property management I like to think "you make your money on the placement". Paired with an attorney-reviewed lease, a rock-solid application form that conforms to all local, state, and federal laws is your best friend. This enables a property manager to place great tenants, reduce legal liability, and set themselves up for smooth-sailing operations. Remember, the tenants you place today are the tenants you will support for 2+ years.

Our application form requests the same information from any applicant: name, email, social security, birth date, prior address, work experience, income and pet information. The application fee in our company is $50, which includes credit and background check.

One tip for property managers: Ensure your credit requirements are clearly stated in your listings, application forms, etc. The more aware prospective renters are of your policy, the better the application experience will be for all parties.

You may want to include in your tenant screening checklist: 1. Employment Verification: Verify the applicant's employment status and income to ensure they have the financial means to pay rent consistently. 2. Rental History:Contact previous landlords to inquire about the applicant's rental history, including their behavior as a tenant, any lease violations, and their reason for leaving. 2. Background Check:Conduct a comprehensive background check to look for any criminal history, eviction records, or past legal disputes that may raise red flags. 3. Documentation:Require applicants to provide valid identification, proof of income, and any other relevant documentation to verify their identity and financial stability.

Here are additional tips for income verification: 1) Check that documents are authentic - no alterations, use official forms, and contact employers directly. 2) Look for steady income over the last 6-12 months - gaps require explanation. 3) Consider all sources - salary, investments, social security, child support, etc. Require documentation. 4) Calculate debt-to-income ratio based on rent and other financial obligations applicants disclose. 5) Get written authorization to contact employers to confirm employment status, income, and dates worked. 6) Watch for inflated income statements. Cross-check multiple documents for accuracy.

Verifying whether the tenant would be able to pay the rent or not is crucial. Your property is your investment from which you want return. If your tenant can not pay you rent timely it would be difficult for you to get the desired ROI.

Verifying pay stubs and employment history is an important step in the application process. For self-employed applicants, consider requiring one year's tax returns or more. For applicants changing jobs and relocating (very common), consider requiring an offer of employment letter from their new company detailing expected compensation. For applicants with no recurring income, tread carefully. While applicants' situations can vary drastically, ensure you are conforming to all local, state, and federal laws to promote fair housing & equal opportunity in your community.

Here are some best practices when looking into rental history: 1) Require contact details for current and prior landlords covering at least 2-3 years. 2) Speak directly to landlords to get honest feedback beyond what's in credit reports. 3) Ask about payment history - were rents on time, late, partial? What about fees? 4) Inquire about lease compliance - did they fulfill the lease term or break it early? 5) Check if proper notice was given before moving out. 6) Determine if any complaints were issued for noise, unauthorized occupants, pets, etc. 7) Ask if any property damage occurred and if security deposit was fully refunded. 8) Inquire if the landlord would rent to the applicant again.

Rental history will help you to deal with the trust factor. It's your duty as an owner to check whether the would be tenant is reliable or not. This will not only benefit you but your city also.

While it can be challenging at times to get in contact with an applicant's previous housing provider, it is often a worthwhile effort. From personal experience, a rental history verification can reveal critical information that a basic credit check won't. I've routinely discovered multiple late rent payments, lease violations, and excessive disturbances that I wouldn't have otherwise known of.

This is most important along with credit score...especially in shared work invironments...if there is any inclination of a adverse personality digging into recent historical tenancy is a must!

Keep in mind when a landlord accepts a Tenant to Lease, the landlord is actually extending credit to the tenant. But there's many more considerations besides that. I advise my landlords to get a full commercial credit application , the scope of which depends on the individual situation. Obviously, the permitted use must be allowed not only by the municipality, but by the landlords acceptable standards as well . All these types of post are like pop psychology, there's no room for detailed explanations. Understanding commercial leasing takes years and involves legal clauses, financial terms, and a deep knowledge of commercial real estate. And if you get it wrong, it could literally cost the landlord millions.

Proof of income . Average or above average credit score. Higher price / higher quality property require a higher ratio of income and higher credit score. Having managed a lot of properties for over 40 years. The Average credit score has made a very big drop in collections and evictions. Even in moderate to low income areas.

For me ~ Personal information: Basic details to identify the tenant and contact them. A copy of ID is needed to verify their identity. Rental history: Past addresses, landlords, and any issues or conflicts. A proof of payment history can show their rent-paying ability. Income and employment: Current job, salary, and duration. A proof of income can confirm their affordability . Credit and background check: A credit report and a background check can reveal their financial and criminal records. References: Contact information of people who can vouch for their character. Lifestyle preferences: Their habits and expectations that may affect their compatibility with the property and the landlord .

A lot of it will also be dependent on the owners pre requisites like some people don’t allow pets and smoking in their rentals. Just the basics though; request for certificate of employment and post dated cheques. Otherwise on a case to case basis an endorsement letter coming from their office or company Commercial property also the same but more diligence is needed when working with corporations as more documents will be requested— there are a lot more paper work to accomplish also for bare units who might need to undergo renovations or fit/outs.

Co-Signer or Guarantor: Evaluate the option of requiring a co-signer or guarantor for applicants who may have insufficient income or credit history. Occupancy Limits: Ensure the number of occupants complies with local occupancy regulations and the property’s capacity to avoid overcrowding. Employment Stability: Verify the applicant’s employment history and stability to assess their ability to maintain consistent income for rent payments.
