As a Vendor representative , I believe trust is the key of any vendor relation , once the level of trust is reaching a considerable point then clear communication is taking place for a clear understanding of customer needs vs a clear capabilities of the vendor outcomes, such type of synergy lead to reasonable expectations and a strong relationship with a great improvement from both parties

I owned a HVAC company and like any one in business knows it is all about making money. The Facilities Manager has to hold the companies feet to the fire constantly unfortunately. understand contracts and what is in them. Use contract negotiations to tailor your companies needs over rubber stamped contracts. Watch that all agreements are being meet. It’s not easy but if it was we would not be doing this. Be tough at times and rattle some cages from time to time.

One thing that is valuable is When you are not satisfied, contact Vendor Directly. Give them a chance to Rectify. If Satisfied, not only give them Compliment and Recognition. Then on your part, contact the Manufacturer and Compliment the Company for their skills, competency, and support of their product. This goes far beyond surface to benefit vendors..

HVEC is not small thing, it is backbone of facility management, you got align single point of contact for the vendor to understand this issues. 3. if Possible as for TAM (Technical account Manager). 4. I agree with the part of not just a Vendor, allow them to become Partner in Success. While Managing Hospitality Property near Zion National Park, I was able to have direct access to owners who allowed and encouraged me to contact them with any needs. What a Difference this made !! When we had needs, they would respond as soon as possible and frequently exceeded our expectations! We also made sure they were Paid Promptly!! This allowed them to place us high on their priority list due to the fact that they would not have to wait for payment or use any resources to collect. They were also more willing to stand behind any issues with us.
