What roles can you pursue in property management?

Being a PM, you have to take on the lead role of building administrator, incident commander, FP&A analyzer, project manager, safety officer, law enforcer, pollution control officer, data analyzer, mini landlord, among others. With the main goal of liaising with customers & guests (be they tenants or owners) all to create the best customer experience.

I feel that this article covers the main duties of a residential and or commercial property manager pretty thoroughly. I would also add the role involves a lot of vendor management. This includes reviewing and negotiating contracts for hiring maintenance personnel to keep the property clean, repaired and in working order.

You can become the HEAD OF OPERATIONS. The property management is peculiar job profile who actually understand the building life in full tandem and also have interactions with the clients regularly who intern support to the P&L of the project. As a Head of Property, you will have all opportunity to be part of the projects team, who actually designs and develops the project, support marketing team on the customer satisfaction aspects, regulate the budget for smoother operations and finally sets the targets to enhance the project. Property management person, you have all access to develop sustainability aspect for the property and even make the property a LEED Platinum, WELL certified and other certifications which in turn support rentals.

Hospitality Service Management skill should be added in their skill. They need a soft skill in hospitality service to continue being hospitable one to another.

I agree with the previous comments and add that PM’s thrive by being organized and having an innate ability to prioritize tasks. The ability to type fast and communicate across multiple platforms and software is beneficial, as well as, general knowledge of building systems

Property Managers are the main heart of any property, wherein he acts as centralized point between the property owners and the customers. The vendors deployed to look after the operations of the property are nothing to do with except practical opertion where PM puts his hunter asking them to work practically. In our firm, we have a Property Coordinator role. This person assists with coordinating all facilities related work and assists with administrative functions such as requesting and tracking COIs and preventative maintenance documentation from tenants.

Interesting article, perhaps I would also add the customer experience element. A role which is getting great importance for managing communication, coordinating tenants queries with concerned departments, customer feedback, customer support, customer engagement and customer journey mapping !

I would also consider roles that are related to construction management/project services. Not all Property Managers have capacity to handle large construction projects, or don't feel qualified to handle them. Having a project services role is helpful.

One of the coolest things about property management - especially residential - is that no matter what your talent happens to be, there is a role in the industry, aligned with those talents.

There are a great start however, there are so many other roles that could have been focused on that have so much room for opportunity: Regional Manager- for those who love people and operations, and those who want the exciting challenge of overseeing multiple communities and teams. Operations + Training- for those who have a love for processes and people. These folks are the unsung heroes of any multifamily business. Marketing- typically the next path for those leasing professionals that have a serious knack for marketing and sales. Asset Manager- those who love numbers and are extremely analytical. This role is important to drive financial health and performance for assets.
