The most important performance indicator for asset management is order and cleanliness in the portfolio, in the sense of having a high percentage of possessory recovery and free assets. If they are occupied, they must be profitable rented assets, with a tenant with good payment behavior. Another indicator of performance is the appreciation of the value of the asset as market prices increase and cash flow increases relative to the purchase price. One way to revalue them is by recovering possessions or cleaning them up in the registry.

2 Net Operating Income

Net operating income (NOI) is the amount of income generated by a property or portfolio after deducting all operating expenses, such as maintenance, utilities, taxes, insurance, and management fees. It measures the profitability and efficiency of your assets, as well as their ability to cover debt service and capital expenditures. A positive NOI indicates that your assets are generating enough revenue to cover their costs and provide a return, while a negative NOI means that your assets are losing money. You can calculate your NOI by subtracting your operating expenses from your gross income.

The most important factors which are the most manageable are the Net Operating Income and Cash Flow. These two are also influenced by external and macro factors. However other factors such as Cap Rate, and how much Initial Investment was done are beyond the control of property managers.

5 Internal Rate of Return
