Implement Predictive maintenance /PM by skilled staff and manage critical spare parts according to requirements level and use proper maintenance tool during maintenance activities

One of the observation that it is equally important to maintain operational process parameters with in the operating range to avoid impact on the equipment and conduct regualr inspections of internal parts to understand how the process is affecting the equipments for example process involving chemicals will lead to scaling on inside and in some cases the pipes diameter will be reduced due to materail build up which will lead to equipment failure if not addressed in time

All good strategies but one thing that’s overlooked in many cases is the knowledge and input from trained and experienced operators. An experienced operator in many cases can save a significant amount of expense and downtime when they use the equipment as designed and have the experience to know when machinery is starting to underperform.

Implement a robust maintenance schedule to ensure equipment operates efficiently. Conduct regular inspections to identify and address issues before they become major problems. Choose environmentally friendly lubricants and fluids, such as biodegradable oils, to reduce potential environmental contamination.

Preventive and Predictive Maintenance to be executed which surely will prolong the life span of equipment/machineries. Routine inspection is a must be conducted regularly from operator level to supervisory level to ensure check and balance on the actual condition of machinery.

This reminds me of the old saying - most people don’t plan to fail, they just fail to plan! When you plan your maintenance, it is not just the act of the person doing the maintenance! There are oils, liquids and parts - labor to plan into the schedule, costs to budget also include management of approved items, receiving, accounting to pay the invoices! Tracking each of these items inventory, labor, balances costs so it is not in overtime or with added costs of outside labor being called in on after hours expenses. The caveat is that you get as close to zero downtime of the equipment, lower overall costs in several areas of the company and maximum uptime for production! Mikes golden rule - Make money and don’t spend it if you can do it!

Indeed, Preventive maintenance is key to the proper operation of any equipment, thus minimizing environmental impact and maximizing output. However, for critical facilities, dualization of equipment is the best strategy to implement. This comes in right at the design stage and is the actual beginning of preventive maintenance. I have seen situations where 'operating-to-fail' was the strategy they had to adopt, due to the critical nature of their operations. In developing countries, due to cost, Investors sometimes do not see the need for dualization and this, many times, affects the operational uptime of their Industrial plant equipment and machinery.

Preventative maintenance is often planned with good intentions it fails when the people doing it lose the desire or the plant gets on a money kick and delays the plan. In thirty years I have seen management kill many a good pm program by making The technician not want to fine issues with equipment

Assigning area or equipment owner is also a big help in maintaining equipment and minimizing environmental impact. It empowers the operator/process owner in the day-to-day upkeep of the equipment and perform immediate corrections, as needed, even before the scheduled preventive maintenance tasks by designated technicians. The equipment owner could also perform independently some of these PM tasks. The centralized, online tracking of inventory of OEM replacement parts, especially for a large factory/plant, that is easily accessible to the end users and concerned staff (equipment/area owner, maintenance team, warehouse, purchasing) like the use of SAP interface also greatly aids in a systematic preventive and autonomous maintenance.

You can check if your suppliers are environmentally friendly. You can implement such supply chain policies that incentivize green suppliers.

In a refinery, most people are focused on hard tasks such as overhauling equipment, maintaining operation parameters and stocking warehouses. In all this day-to-day activity, green and environment friendly comes second. It is your responsibility to schedule refresher courses, place posters and carry out seminars which influence the workers to adopt a greener mentality.

Staff training and education is key!! Many times as Operational Plant Lead, we get so busy we forget the need for the continuous education and training of our staff. This goes a long way in ensuring maintenance is done properly and according to OEM specification. A lot of failures are attributed to maintenance error and improper re-installation. Education is not a waste of money, though sometimes it can feel like it, especially when your staff leaves to a competitor with all the knowledge you have imparted, can be frustrating....

Process in place like work out how not to create waste for every job. Reuse, recycle but plan the job, work the plan, train everyone on the job including the waste mindset.
