If you screen your tenants well, and have a frequent and open and honest relationship, there should be no unexpected *issues* !!! Unless of course there is a maintenance issue not caused by negligence (ie. a leaking tap or electrical powerpoint issue etc). If there is any evidence of damage, deal with it immediately and caution the tenants that this will be their responsibility to fix. Rather than have tenants arrange their own repairs, for quality assurance, use your or the landlord's contractor. Make a strong point that any damage will impact the opportunity for a future lease (if this is lawful - depending on where yiu are located)

Cleanliness is next to godliness and this is something I take very seriously when screening tenants. Always ask tenants upfront (at lease negotiation stage) if they need a cleaner or gardening service. Provide them with your preferred contractor's details. This way the tenant feels obligated that if they can't do it themselves, they need to pay someone to come in. If cleaning is neglected, this can lead to other more serious issues so be diligent in keeping a watchful eye over tenants.

A lease or tenancy agreement should be very clear when it comes to specific landlord pain points. As an agent, it is YOUR responsibility to also talk the tenant through these. For example, I have a landlord that is categorically against allowing tenants to hang picture hooks. I personally think this is ridiculous as it is an easy fix and makes a house feel like a home. You need to make this clear BEFORE the tenant moves in because it is not worth the energy and frustration of dealing with it later. Explain to the tenants what they can and cannot do. Stress how important it is to ask before doing, so you can negotiate for them. Also, do a concise inspection report and have the tenant sign it - this helps reassert their obligations.

Always ensure your properties under management are kept compliant. Here in Victoria, Australia, routine compliance checks by licensed trades are mandatory. If an issue is noticed or reported between these mandatory checks, be sure to refer for investigation and repair without delay. Safety is number one!

If you have a good relationship with your tenants, you should not get bombarded with concerns at an inspection. Tenants should feel comfortable to contact you by THEIR preferred means (you need to flexible right) as soon as they have a concern. Use the inspection time to have a candid chat with them about how they feel about everything - feedback, suggestions, anything really.
