One resource I've found helpful when determining the monthly mortgage payment is the Zillow Mortgage Calculator. It allows you to adjust the inputs for: -Interest Rates -Property Taxes -Loan Amount -And many more Instead of using two different apps when searching for a home and figuring out the monthly payment, you can do it all in one. Highly recommend!

I think it is very important to use a mortgage calculator from the country you will be getting a mortgage in - you would never use Zillow in Canada - further you should understand legislation in the Province in Canada you will be getting a mortgage in - is it ridiculous to say try & contact a mortgage professional & ask some questions & then use an appropriate calculator - Bank or CMHC, etc.

How about the iconic HP 12C financial calculator? I’ve had mine for 40 years and it still runs like a champ. ???? I do my quick underwriting of deals with it and if passes my initial review, I turn it over to my analyst for a closer look.

One thing people need to remember is that a normal or "regular" calculator will not calculate amortization. This is the amount of principle balance is incorporated along with an interest payment for an annual or monthly mortgage payment. Make sure you use a mortgage calculator. In Singapore we have many apps to help . I generally choose the more reliable company or bank app however sometime there are unforeseen things such as a simple thing like client forget to ask for waiver of the annual credit card fee and that resulted in a late fee charge . While this is resolved but at the back of the credit bureau the client’s credit rating drop and this is just one of the things . There are many unforeseen factors so the best I always advise client is to do a IPA ( in principle approval) of how much can loan. This is important to avoid any mismatch elects you as sometime client themselves forget or don’t know . Hope that help

Get any of the financial calculator apps for your phone - I personally like and use almost daily the free HP-12c app which acts just like the perennial hand-held calculator that it’s named after. Accurate and easy to use with huge flexibility/features!

In order to do that, if you are a mortgage lender, I recommend that you take all of the courses to become a Mortgage Banker Association Accredited Mortgage Professional through the School of Mortgage Banking I, II and III. 2. If the powe goes out, learn how to do the math with a pencil and paper.
