What do you do if your real estate portfolio is underperforming?

Its often a challenge for Landlords even if you fully recover the rates and taxes from your occupier/tenant . The net rental is reduced otherwise you stand a risk of having having over market rentals. Where you partially recover ( only the increase in rates and taxes) or have no recover at all of these rates your cost to income increases significantly. Then public infrastructure around your property continues to deteriorate .

Its always a good idea to diversify and invest in different assets than putting all in one basket and hoping for the best. - Invest in locations with a high catchment and commercial activities. It can be a small plot or even a compact apartment. Returns would definitely be high compared to areas with less commercial activity. - Also if an asset is underperforming ,its suggested to liquidate the asset and pump in the funds in highly potent Areas where the ROI is comparatively higher.

Identify the reasons behind the underperformance. This could be due to market factors or internal issues. Understanding these causes is crucial for making necessary adjustments.

You must always re strategize and reatructure your systems of operations and regularly evaluate your team and personal and general company performance to know the areas you are doing well and then major on it, then you minor on the areas you are underperforming.

This needs to be considered after carefully considering other options explained here earlier eg optimise costs, enhance property by focusing on what tenants are prepared to pay more for etc or taking full advantage of the property’s land use rights (eg develop further to maximise available bulk). If the best option is to diversify (ie sell & buy elsewhere) then that is the strategy to adopt!

It is always wise to diversify ones portfolio in different markets, cities and asset types (multi-rez, industrial, commercial, etc). Smaller properties tend to be more liquid but larger ones trade closer to the market, with less variations as to price/sq.ft., cap rate, etc. It's also a good idea to keep a percentage of your portfolio in other assets such as securities, bonds and other investment classes.

You first need to understand your finance strategy. This starts by talking to a qualified strategic mortgage broker. We would then assess the entire port folio independently. Liquidate the under performing properties in the port folio. Re structure to higher quality properties of your age and cash flow allow.

1) Sell the underperformers 2) Use the equity to Pay down debt, and/or 3) Redeploy into the winners / winning strategy 4) Be patient, real estate is a long game! This is exactly the strategy we used at one of my previous roles, bringing occupancy to 95% and doubling net profit.
