When it comes to material selection, the best way is to follow the engineering standards like ASME, API etc..during the FEED study itself. If right materials are chosen for operation, it will not wear easily. For instance, stainless steel bolts can be used instead of regular GI bolts for marine applications. Similarly if we look in the case of Mechanical Seals, the right material should be chosen for o-rings because if the operating temperature and pressure are not considered it will lead to the premature failure of Mechanical seals and hence lead to costly repairs. So the remedy is to properly study the conditions or process requirements and then select suitable materials for construction.

The Original Equipment Manufacturer or OEM designs their equipment using specific materials and finishes to give the correct performance and wear characteristics for the product they have designed and placed on the market, so it’s imperative to use the right materials such as OEM spare parts to ensure the longevity of your equipment in service.

Ensure the mechanical seal is installed correctly according to the manufacturer's instructions. This includes proper alignment, lubrication, and torque settings. Improper installation can lead to premature seal failure. Keep the surrounding environment clean and free from contaminants. Most important to send it back to the OEM shop for refurbishment as this ensures proper life of the equipment and reduce wear and tear .

Preventive maintenance schedule and corrective maintenance need to perform as soon as possible. Make sure spare part is available for any emergency shutdown.

For example, consider the greasing of electric motor bearings. The personnel should be aware how many shots of grease will be injected onto the bearings and in what frequency. If the lubrication amount is less or more than required, both will have adverse effects on the machinery. So the best way is to ensure proper preventive maintenance programmes.

Prior to this a Target Maintenance Program should be pursued to highlight specific areas where “wear and tear” are most likely. Then during regular maintenance intervals those areas are given greater attention or are replaced, preempting breakdowns. For example: on a backhoe the pins that hold the bucket on are the greatest risk to operational failure, not the pins on the rest of the boom or stinger. They should be given the most attention. As a general guide a Target Maintenance Program can be driven by watching for 3 things: (TWD) areas that have the greatest Temperature swings, areas that are exposed to Water, and areas that collect Dust.

The company I work for uses PM's to carry out regular Ultrasound, Vibration Analysis, Thermography and MCT. The frequency of this is done by how critical the equipment is to the plant (monthly, bi monthly or quarterly). By doing this we have saved thousands of pounds in reduced downtime of machines as we get the issues fixed when plant is on shutdown. All production machines are serviced on a regular basis, with every item being checked over a week and faulty parts being replaced or rebuilt. We also use the above monitoring techniques to check for any non observes problems.

It is obvious that well designed systems can be protected easily. - What about the quality of installation and commissioning? Are you using Laser Alignment Tools? If not, think about it because the impact of quality alignment is directly proportional to tears and wear, and might be almost as impactful as lubrication. - How about the impact of the operation on the wear and tear?
