One way to budget repairs on your investment properties is to have a separate account that automatically saves a percent of rent for future repairs & improvements. I agree with Phillip, that many managers and even owners dont visit their rentals for years or at all which is mind boggling. I just heard a new client tell me that their old property manager has never visited the property since they started managing it 13 years ago! And on a similar level, they never raised the rent ever! WOW.. You think that GOOD tenant that's is paying low rent and never complains is going to tell you your house needs major repairs if the rent is super cheap and they are now on month to month? Some tenants even try to tape/ patch repairs themselves.

I think it's important to know your property and work with your maintenance team to not only identify needed repairs, but also to be proactive and do your due diligence so you do not end up with costly repairs down the road. Always, have a game plan in place, working capital set aside, so you can tackle those smaller repairs before they turn into bigger ones. Create a side account with regular small contributions from the rent you recieve monthly- 5 % perhaps ! Doing this monthly quickly builds a contingency fund to attend those repairs not covered by your loan / property insurance policies.
