There is nothing they can replace a real human who knows their market like the back of their hand. Comps (a CMA as referenced above) only tell part of the story when the market is quickly changing. For example during Covid when the market exploded, comps could be off by $100-200K in my area as the most recent sales hadn’t been recorded yet but were pending - and only realtors in the loop would know that and know what the future comps will look like.
