C'est clair sur le papier l'immobilier commercial est plus attractif: - plus de charges prises en compte par le preneur - durée de bail en général plus long - éviction plus facile des locataires non payeurs - meilleure rentabilité en général Attention toutefois à ne pas s'arrêter là car cela a aussi des inconvénients: - quand il y a une vacance locative elle est plus longue : il faut avoir les reins solides pour couvrir les charges Idéalement je trouve intéressant de panacher commercial / habitation mais rien ne se généralise: il faut voir ville / ville.
