How do you prepare your first-time buyers for the final walk-through?

It is helpful to have a copy of the Seller's response to Buyer's request for repairs and go over the items that have been completed. While final walk through is not a condition to close a transaction, it is important to confirm in writing if all repairs previously agreed upon by both parties have been completed and the property is otherwise in the same condition as it was at the time the original offer to purchase was made.

Well, I would agree to a point. Hidden defects often times will not be discovered with a flashlight and this is why you need to hire a professional and experienced inspector, who will be using more advanced tools than a flashlight to identify potential hidden defects. And it might be too late in the game to verify the dimensions and spaces - it needs to be done much earlier int he process, before Buyer's contingencies are removed and Buyer has an opportunity to reconfirm his/her willingness to proceed with the purchase.

At times utilities will be turned off/disconnected by a Seller way before closing, so it is important to remember to turn them on when a Buyer becomes a homeowner. At the same time, Buyers normally do not connect or transfer utilities to their names until they become home owners. So this step might not be a part of your final walk through, as it really depends on a specific situation.

The biggest point I make is that the walk thru is not an opportunity to cancel. It is to make sure the home is in the same or better condition as the day they wrote their offer. This includes appliances, utilities and all repair requests agreed upon.
