One of the most important things that we can do when there are construction set backs. Is to completely pull in your team, and not try to manage it yourself. Fact finding, investigations are some tools. The one resource we all have is a company we work for or with. This is where you put the most knowledge in one room and hammer out the details and the path forward. Always remember there is a team it’s not just you, and as a manager you should incorporate your teams. This will always be one of your best resources you have.

Well one way is to accelerate works, by bringing in additional resources for short period of time i.e plant and equipment; perhaps even consider a second team to really get it going. Sure it it will cost more in the short term, but if time is critical, bringing in extra resources can get you back on track in a short period of time and can actually save you money in the long run, rather than doing nothing and the project carries on and blows right out.. But one thing is certain - Failing to plan a job carefully.. is planning to fail.

Communication is the key to working through set backs on a project. I update the schedule to accurately, to the best information I have, reflect the delay/s and affected subcontractors. Then get that team together and have open discussions about the "how to/s". I put the schedule up and explain the position the TEAM is in and open it up for input. The TEAM is also a key part of success. The subcontractors know better what they can do than the GC does in many cases and if they feel they are part of the TEAM then they feel like part of the solution. Willing participation from all parties will resolve many issues.

We all need to make money and profits in construction. cash flow is critical. Negotiate fair terms so you don't have discrepancies later on. I see this often. Don't drop your price prebid out of desperation just to win a project. Negotiate and COMPROMISE so your profits are still in tact.

One thing I found critical on complicated projects, or projects that had rigid hand over date was to ensure that our legal team had reviewed all contracts to ensure we were aware of any rigid intermediary dates together with the final handover dates. We also ensured that any unconscionable clauses were either removed or countered using another legal instrument. If disputes did escalate we would arrange that we meet at a neutral location, away from both our offices to negotiate any issues early before they became former legal issues involving the courts system.

Mistake do occur, however it is how you overcome and ensure that they don't occur again will help set you up for long term success. After each project we have an end of project meeting where the principal (asset/building) owner together with the head contractor (builder), consultants (architect, engineer, cerifier) and trades (electrical, mechanical, hydraulics, and fire contractor) to review the project for what worked, what didn't and what could've been done better for a successful project. I found this helps everyone understand the process better for the next project.

During each project kick off meeting, relevant Lessons Learned from the Lessons Learned database should be reviewed by the full project team and published in the project kick off meeting minutes. In addition, frequently discuss project specific Lessons Learned in your weekly internal project meetings and in your monthly project reviews with management. Someone has already paid dearly to learn this lesson, do not repeat their mistakes!

Learn from even small mistakes, but more importantly, review them often with your team throughout the project. I have found when our project team meets in person instead of online, the brainstorming efforts are more effective. Small mistakes or items that may not have been thought of at the outset, get resolved before they become large, expensive mistakes.

Retention of key employees is key, you can have an entire book written on it but without the people involved it will go unnoticed until it’s to late and the solution is now lost in a file on someone’s hard drive.

Study the Product thoroughly basis which you create plan , Analyse to be bottlenecks during execution, engage Contractors and align them with your objectives, create a common goal of delivering best in Quality Product in efficient timelines. Try to document learnings from previous projects and have a proactive approach instead of a reactive one to have solutions in advance.

From an operational perspective focus on what can be done as opposed to getting sucked into the rabbit hole of what can’t be done. Let go of what is out of your control ASAP and Focus on leadership and creating a pathway out of the forest.

Well,if the setback has already happened,we should be courageous enough to accept it,understand the pitfalls,document the learnings,pass it on and hope it doesn't repeat in future similar type of projects While,if we still have time to manage any adversity,we must collaborate to identify all risks,create responsibilities such as RASCI Matrix or risk register and put all efforts to do one of the following 1.completely eliminate the risk 2.minimise the risk to sustain minimum impact 3.Transfer risk to appropriate party 4.Accept it The above 4 strategies should be aligned to fully understanding the likelihood of event and it's potential impact
