I disagree with the inclusion of inspections. Those are form of condition monitoring, albeit usually intrusive. The idea of preventive maintenance is to "prevent" failures that are preventable. That includes failures due to wear and tear, erosion, corrosion, and fatigue. When "inspection" is used as a proactive strategy it should be to check for specific conditions (e.g.: erosion on turbine impeller blades), not for a general look around to see what can be found. The latter is really a form of job scoping. Without the specifics of what to look for and the standards of what is / is not acceptable, inspections tend to result in too much work being identified that wasn't really needed.

Another problem with intrusive inspections is that they disturb systems that were probably running quite well before they were disturbed. There's always a high probability that a mistake will be made and result in an "infant mortality" type of failure shortly after the inspection is completed. My rule of thumb is that unless there's a really good reason to suspect a problem that requires inspection, leave it alone. "If it ain't broke ... " you know the rest.

Demasiado importante para evitar los fallas de máquina, paradas innecesarias, tiempos muertos, aumentando la disponibilidad y confiabilidad de nuestros equipos/máquinas y procesos.

Preventative maintenance is the use of regularly scheduled maintenance activities to prevent untimely failures in the future. Rather it is all about Fixing things before they break. Several types of Preventative maintenance. Usage Based PM, it considers things such as avg. daily usage to forecast future inspection. Calendar/Time-Based PM, it schedules specific dates/times for inspections. Predictive Maintenace, Engineers review equipment condition to estimate when Maintenace should be performed. Lastly Prescriptive Maintenace, it analyses why failure might happen and explores different options to mitigate risks.

All PM and PdM programs depend of two things: compliance and execution CMMS help us on planning and scheduling, and also on compliance reports so we can keep track if we're doing our PM and PdM tasks when supposed to happen. Aprovechar la GMAO o CMMS es vital importancia hoy en día, ya qua disminuye sustancialmente los tiempos de la planificación de las tareas recurrentes y sirve también como herramienta de proyección de la intervenciones y presupuestación, asimismo sirve como base de entrada de datos para el histórico de mantenimiento de cada equipo.
