I look the high search volume and lowest KD to determine the ranking potential of a keyword. And then check the DR of sites ranking on first page with that keyword. If there's low DR sites are ranking, that's my another confirmation and last but not least I analyze the SERPs how's the competitors are ranking on that keyword to do reverse engineering.

Keyword Search Volume - Atleast it should have 1k to 10k 2. Three month change should be in Positive 3. YOY change should be in positive 4. If the competition is Med or low its well and good 5. Check if you can able to bear the Top of the page bid ( high & low ) If yes then those keywords are good to go.
