How do you create a referral system or process that is easy and convenient for your contacts?

Effectively convey the objectives of the referral program and the benefits it offers to both referrers and referees. Ensure participants understand the process and incentives provided. Streamline the referral process to make it as simple and straightforward as possible. Provide clear instructions and easy-to-follow steps for submitting referrals.

My ideal referral is a customer who has a definitive need to relocate, rent or buy. A job relocation, a lease ending or change in familial status ,e.g. an arriving baby, usually requires that a seller, buyer or renter must make a move and takes the process seriously.

To me the term referral seems a little salesy. I recruit on both sides often, finding a company an employee and finding someone a company. If someone has a great experience with me, they will tell others about their experience. I truly value this and am not in the business of "quick transactions". I refer my real estate agent, plumber, and other professionals to others if I have a great experience with them.

Ideal referral sources are past clients as well as other agents. Another good referral source is a good website where potential clients inquire about property. Once you’ve asked what they’re looking for in addition to why and when they need to sell, buy or rent, you can make a judgment about their seriousness and help guide them in the direction that meets their wants and needs.

Establish an online referral portal or platform that allows contacts to effortlessly submit referrals. Ensure the portal is intuitive and accessible from any device for maximum convenience. Design the incentive criteria for the roles, levels and make the maximum benefit for critical/ miche skills. Create attractive incentives or rewards such a way that the employees should get motivated and encouraged. Mostly monetary benefits are appreciated by the employees for referral programs.

I think one of the best referral incentives is to ask what your client’s interests are. Do they have a charity that you can volunteer for during your spare time? Gifts are nice, too, but a bottle of wine wouldn’t be appropriate for someone in recovery. A gift for a family member, pet or a decorative item for their new home might be appreciated.

I find it easier to ask parents for referrals. If you’ve helped their recent college grad to rent or purchase a property, there’s a lot of trust between the two or three of you and the parent will remember. Ask whether or not they know of other parents going through the process of finding their adult child a home.

I love thank you notes and write them frequently. There’s nothing like receiving a handwritten note via snail mail. In this age of technology, emails and texts are so impersonal. A beautiful card says a lot about you and express gratefulness to your client. You took the time.

I was contacted via the Internet by someone interested in a specific building that was in trouble and wasn’t sure it would ever come to market. I followed up with this buyer for two years. Checked in to see how he was doing or where he was traveling. After two years he called me up to say he was ready and could I arrange for a viewing. He bought a multimillion dollar apartment. A client has to work within their timeframe, not yours.
