1 Data sources

In order to gain an understanding of your workspace usage and needs, there are various data sources at your disposal. Sensors, for example, can measure occupancy, movement, temperature, humidity, noise and other environmental factors. This data can be used to identify underutilized or overcrowded areas, optimize lighting and ventilation, and create flexible and adaptive spaces. Additionally, surveys can be used to gather feedback from employees on their workspace preferences, satisfaction and challenges. This can help assess the impact of design on employee well-being, engagement and productivity as well as identify areas for improvement. Lastly, analytics platforms are software tools that integrate, visualize and analyze data from various sources such as sensors, surveys, calendars and email systems. These platforms can generate insights, trends and recommendations for workspace design as well as monitor and evaluate the results.

In order to be able to evaluate the whole porfolio, it is neccessary to have common data layer that includes all buildings. To achieve this is best to start with using existing ('simple') technology, like WiFi, to anaylise the general usage. The advantage of this is that it is equally available for all buildings, and not limited to newly built once or dependent on additional sensors. In many cases WiFi as data source plus a modern analytics plattform offers enough data for general decisions. In some cases you might have the need for more granular data, then additional sensors, like people counter or desk sensors might be usefull. In general I would always question if more sensors are really necessary.

Once you have collected data from various sources, you need to analyze it to extract meaningful information and insights. Descriptive analysis is a method that summarizes and presents the data in a clear and understandable way, like charts, graphs, tables, and dashboards. Workplace data can only be the start of a discussion, it is not the answer. Solid data will help to ask the right questions and to remove assumptions from the discussion. It is also a good way to engage all disciplines that are responsible for creating a healthy and productive workplaces, like HR for cultural change, CRE for design, IT for technical setup and management for the over all direction (like hybrid or not). The work council shoul also be part of the discussion from the very begining in order to form an alliance and to agree on the direction of your data strategy.
