We handle marketing and leasing for a lot of property management companies. Having expertise in Appolio, Buildium, Zillow, etc. From listing properties, to picking up leads in the first minute, call them, leave voicemails, text them, pre-qualify them, do virtual tours, schedule in person tours and screen applications, get lease signed, collect deposit and first month's rent. Communication is key. As a 40+ yr real estate/property management veteran, responding is the #1 priority. A resident's perspective of what's important may differ from yours as the PM; however, if it's significant enough for them to reach out, it deserves a response - even if the answer may not be what they want to hear. As a tenant working hybrid away from home a few days each week, I know the PM office does not answer the phone - so I wrote through the tenant portal. A simple question plus the fact a light (reported previously) in the stairwell remained burned out. No response but they had the time to look me up on LinkedIn! And the light is not fixed. A lot of property management companies get bad reviews only because they never answer their phone calls. A happy tenant always takes good care of the property and pays on time.
