In particular, work at understanding who is "the community"? NIMBYs will always represent themselves as the spokespersons for "the people". Whose needs might your development serve? Who has legitimate concerns that you can address? Maybe you can't win over everybody, but you can get support from some people.

A powerful tool for a developer trying to gain an understanding of a local community is simply to listen. All projects have their unique challenges, and we will have our own ideas on how to overcome them. However, it’s essential to do your best to truly listen to the local community's feedback and dig deeper into their perspective. Often, and within reason, addressing community needs results in acceptance of your project and a level of local buy-in required for a successful delivery.

Understanding the community by trying to be in their shoes... This will give a wholistic understanding of their emotions, concerns, aspirations, expectations, motivations. Being able to develop a win-win solution by giving up some of the developers priorities for the community's good will always help a developer be successful in the long term.

NIMBYism strikes almost every project in some way...rich neighbors, poor neighborhoods, urban or rural...someone says, "Not in my backyard!". What is often overlooked is how important it is to communicate with the legion of people the project BENEFITS so that their voices can be heard too. In the age of social media, it is relatively easy to rile up an angry group of people with pitchforks to oppose something...but it is also possible to inform and cultivate connection with those who can share your vision of redevelopment and who desire the enhanced built-improvements proposed in the project. Deliver something that people can appreciate and you will WANT to engage the community. Your supporters will turn out to meetings too.

It is important to engage the community from the inception of the project to avoid conflict. The engagement should covers issues like purposes, scope objective duration of the project. Also should also indicate the economic impact.

There are always three sides to any story. Your side. Their side. And the truth. The truth is usually in the middle. Be an active learner. Listen before responding and hear the other sides frustration.

I firmly believe that 80% of all public testimony is based on fear and ignorance. So informal meetings with the community can really clear the air of falsehoods and misconceptions. But we also need to be patient and thoughtful in our responses and not too technical. We have to give them the time to absorb what the actual, true impacts of the development are. Site plans, aerial perspectives, open space plans can all soften the impact of our proposals. At the end of the day the government should rely on its rule system and we need to be flexible in terms of modifying our plans to accommodate reasonable input. The plan is a living entity subject to modification and change. Not a fixed target.

If you take some time to know and understand the people and groups, you may be able to identify local influencers (and not just social media influencers) who have a shared interest in what you want to achieve with your development. Engage early, often and with transparency because engagement is only beneficial when it's built on trust.

You have to get through all of the NIMBY noise by forcing the opposition to 1) appoint a person or small group to be the voice of the community and 2) agreeing on the actual tangible issues that need to be addressed.

If you approach community negotiations from the prospective of FIRST seeking to understand the problems and challenges facing a specific situation THEN intelligently creating value by building something that addresses those problems and enhances the life experience of the intended USERS of the built-space improvements that are part of your project...you will seldom go wrong. It then is no longer about compromises and concessions...it is about overall solutions that balance the needs and desires of the end-users with the economic responsibilities to your investors and stakeholders.

Always looking for win/win scenarios will guarantee a successful relationship. Not always is easy but the willingness and commitment in collaboration is the best approach.

Customer satisfaction surveys are the best tool to measure how the project was viewed from another perspective, but it also allows the developer to learn and grow from the project. Implementing feedback from the Customer satisfaction survey will make the community feel valued and included with the project. Which can foster new relationships with clients/vendors/residents for future projects and development within the community.

In my experience having constant conversations with the groups and stakeholders is an excellent way to improve a community engagement and process. Both parties will have things that could enhance the outcome.

One of our most memorable projects was building a new apartment building in the neighborhood I grew up in. Ironically, that same neighborhood in Portland, Oregon is well known as one of the toughest neighborhood associations to deal with as a developer (a fellow developer was physically assaulted at his community meeting). The advantage I had was understanding who these people are and respecting them and their concerns. We were about to build the largest new construction building in the neighborhood and it was going to be right on Main street. We were only required to hold one meeting with the neighborhood, but ended up holding three and had over 100 people attend. We listened and modified the building based on some of those concerns.

If you agree or not with the community group, you must respect their opinion and power. Some are crony and looking for a pay off while others simply do not want something in their backyard. Ultimately it comes down to what you can stomach to go through and does this deal kill any other deals you may have within ear shot of that market.

Respecting the community should be the first step, not the sixth. Community is made up of a variety of micro-communities including Developers. A smart and sincere developer should be a participant in the community as early as possible, establishing relationships and demonstrating their commitment and values. Labels like "NIMBY", "Opposition", "Activists" or others can undermine your efforts because they are often interpreted as derogatory. What you say inside your company about the community will reach them either directly or through your demeanor when you interact with them. In other words, your respect starts inside your company not when you reach a public comment meeting.

By genuinely appreciating the community's uniqueness, adhering to ethical standards, and responsibly addressing challenges, developers cultivate trust and understanding. This human-centric approach not only reflects professionalism but also deepens the developer's connection and acceptance within the community.

Identify their interest and factor as much as you can in the project. Then you can easily get a win win situation. Don’t assume their demands, identify the power brokers and never look desperate.

In our experience, events have proven to be excellent opportunities for building stronger relationships with communities. Amidst the business conversations, it's crucial not to lose sight of the fact that both businesses and communities consist of people. Beyond balance sheets and reports, engaging on a human level is essential. Consider how your actions contribute to enhancing human life; this is the key to building beautiful, sustainable communities.
