How can FM improve energy efficiency in properties?

The role of facilities management (FM) is evolving with the ever-changing sustainability landscape. FM has focused on operations and maintenance in large infrastructures within predetermined budgets. Though, as we knuckle down on sustainability, the post-construction service of FM goes beyond operations. As a result, we see an entrance into the realm of energy conservation. Ensuring new buildings are sustainable and energy-efficient is vital in tackling climate change. Structures are reported to be responsible for forty per cent of energy consumption. I agree, replacing outdated lighting, heating, cooling, and ventilation systems with more energy-efficient options like LED, solar, geothermal, or other renewable sources can significantly reduce energy consumption and lower utility costs for the tenants. Installing sensors, timers, and controls will allow for better optimization of energy use and demand. Improving insulation, windows, and doors reduces heat loss and gain for a comfortable, energy-efficient living environment. Having energy-efficient features can attract environmentally conscious renters who value sustainability. These improvements not only helps save on energy costs but also increases the marketability and appeal of the property.

Be sure to explore and take advantage of local, state and federal government grants or other incentives. Many times these programs can completely pay for an upgrade. Reaching out to trusted vendors can provide insight to what might be available to you.

The best way to educate & engage is to “incentivize, reward, and get the Kids onboard”! Work with your Tenant Association (“TA”) to identify areas of improvement based on your/their Annual Energy Audit and Review. Involve them in the process. Together undertake activities for kids/teenagers to promote environmental awareness and green living – bike rallies, green space clean-ups, Earth Day, etc. Once the kids are onboard, parents will follow. Give Audit Checklists to each household and invite them to check along. Reward them with low energy LED bulbs, shower heads, etc. You will defer costs over time and create an environment of caring. Set realistic conservation goals with the TA, then host a Candlelight Party when you smash it!

In operating large commercial properties, it is the older buildings that have the most efficiency to gain. Newer facilities are held to efficiency standards that provide little opportunity to improve. However these newer operations do provide better analytics to find the cracks in the armor. It is the buildings that are 20 plus years old. Many provide few if any data points in the BMS and the available data is not high quality due to age and lack of calibration. Budgeting an upgraded BMS with automation and analytics is sure to provide efficiency gains. Also in these older buildings, envelope degradation and aged design cause much energy loss. Take advantage of IR or other technologies to inspect and improve your envelope.

Two of the most overlooked opportunities, are a good spring cleaning and winterization. The best bang for your buck, is to focus on the little things. Leaking faucets, gaps in caulking, brick, facia, lost insulation, etc., all lead to wasted energy and lost revenue. Annual scheduled cleaning and maintenance of facility/plant is critical. HVAC, insulation, vapor barrier, solar panels, pumps, facets, fridges, laundry, vehicles, etc., all should be spreadsheeted with a “tickler system” to remind you when due. But the most important “easy fixes” are leaks of water and heat. So, rubber washers and silicone caulking, are the best money savers in my books. With tongue-in-cheek, I advocate that you be the “Caulk King of Washers”!
