If you have a well drafted agreement, conflicts between tenants will not arise. However in the extreme case of one having occurred, you have to thoroughly understand the issue at hand before taking any action. Listen to all concerned patiently and without any bias. All parties should feel that their views have been heard sincerely and are valued. Only then will they accept the solution offered by you. Being a good listener will help you in arriving at a solution which will be fair to all parties.

Understanding the tenants needs is really key, but coupled with that, you have to have communicated to the tenant the contents of their lease, and both parties should be in agreement, as well as understand the contents. Conflicts arise from lack of understanding, and also over the quantum of the lease and what it includes or excludes or what allied services are part or not part of the lease. So property management & facility management must work in tandem to ensure their tenant is satisfied.

While tenants are part of a facility managed by the FM, the property manager, is also a key stakeholder as they are the ones who deal with the leasing, FM provides the services to the tenant, and as mentioned before in tandem they ensure tenant satisfaction. Mediation to my mind is where the process has gone past understanding and now must be done on neutral ground with impartial parties, the FM is not unbiased, the FM is very much part of the whole process. So one one side should be the tenant, on the other the FM and Property Manager, and the neutral party to mediate.
