I have to concur with @William Low's comments about making sure that you understand your Resident Demographic. Not everyone is going to be swayed with a pool table, shuffleboard, and lavishly appointed club room. Some residents might be even happier if you had work spaces set up that had USB/C charging ports that they could plug in and work from versus a "Movie Room" that rarely gets used. Amenities are, in my opinion, one of the least reasons someone chooses an apartment to call home. The way they are treated when they arrive in your office, how cordial and welcoming the team is. That the model/show apartment is clean & fresh & in good working order, and the curb appeal is 2nd to none - these, in my opinion win out over amenities!

There will never be a "perfect" apartment living experience - but we can be perfect in our approach and our communication to them during times of conflict. And usually - at least in my 30 some years in Multifamily - we can find SOME kind of solution!
